@Dana Cardwell I have had zero issues getting a good tenant in town. Send me a PM and I will be happy to share with you why I think that is.

I am born and raised in this area so I feel I am qualified to tell you what is ******** and what is truth. Also if you need a good realtor I know a great one.

The Northwest corner is very sheltered as far as values on property go anywhere you want to actually live. I have no issue living in Torrington or Winsted... however many people see it as a stigma. People joke around and call Winsted Wincest. I for one have zero issues investing there or Torrington. You just have to realize what you are getting into. Winsted was a factory town for the most part and you can see the shells of buildings downtown that used to be the factories.

The prices in places like New Hartford, Canton, Avon, Burlington etc are much higher because they have better schools and probably attract a much higher rent and possibly a better tenant. The only issue nobody wants to talk about in this entire area is heroin. It is here like any other place and nobody wants to talk about it. Shoot me a PM and I am happy to kind of draw out a map of where I would invest and where I wouldn't in the Winsted area. If the price is right I do not think you can go wrong. That being said I house hack in New Hartford and I am losing a tenant of 3 years as he bought his own home. I am going to renovate and probably relist my unit for 1250. If I was single I would rent out my extra bedroom for another 650... unfortunately I am not lol

That is a tough one. This year is the first year I am actually thinking of not plowing. I will keep my truck and plow for my own personal stuff but to run it as a side business it is tough. I would say hire it out if you can afford to, as if the tenant does a crappy job and someone slips it can be a real pain. Even if it is a single family remember that the UPS/Fedex and USPS man probably come by and while the chances are small it still could be an issue.

What is with all the Farmington Valley folks lately. We need to meet up for a beer guys! I am touch and go here so just text me or call I work right in Canton and live in New Hartford. Send me a PM and I will give you my number. I cut grass over in Bristol currently for a property owner. I am not scared of much so my view is probably jaded. If the deal makes and you can get good tenants go right ahead.

I would live at home as long as you can. I mean no offense to anyone in this thread but a lot of the folks telling you to move out are older guys. I lived at home after a messy break up for 6 months to  save some more money for a down payment. I paid my parents rent (800) a month and on closing day they gave it back to me to use for the house. That was an incredible gift that they gave me. I saved a lot of money living at home. Stay as long as you can is my advice.

I have not had a run in with the MDC in a long time - I am very local to that area. I will warn you going toe to toe with them will probably not end well. I am in no way trying to dissuade you from trying.
