I tend to look at things differently than most. My W2 job has me talking to a lot of people normally. One of my customers works for an insurance agent. So he puts food on my table I put food on his. That being said I have always found his quotes to be reasonable and if he does not know how to respond to an idea he finds out and gets back to me. 

Remember that price is not everything. Service counts as well. That being said give my guy a call - his name is Jamie Milligan - tell him I sent you and he should take care of you. I would explain what you are looking for and what you want to budget for insurance coverage.

I don't think any part of CT is struggling right now. The market is insanity. In my head the floor has been raised. In my market you could previously scoop up bottom of the barrel properties for between 5-15k maybe 20k tops. Unfortunately those properties are now anywhere from 25-50k. Multis that used to sell for 60-70k are selling for close to double that. I'm not buying but people still are. 

When you are ready to sell, I am always looking to buy actual deals and if I can't make it work I may know someone who does. CT has it's faults for sure. It may get worse before it gets better but I am here for the long haul! 

Welcome to BP - you'll want to look around and test the market. In my market I am currently only buying things if they are deals. A mixed used building in my market was being marketed "wholesale" the other day for 685k. I would be cautious flipping now and making sure that you have multiple exit strategies in place in case the market turns. 

Another example is multifamily units in my market. I got a text the other day and someone had a multi. I explained what I pay per unit and sort of ended the conversation there.

There are definitely people that do it, I am not sure that they on these forums. I in general have made it a rule to not deal with wholesalers, as the deals they seem to be offering are not actually deals. I do not want to pay retail, lots of investors know the difference. Taking advantage of a newbie investor is not a good way to make a buck. The market is high but not that high.

I struggled a lot with finding deals when I got my start. So much so that I bought more than I could probably handle when I got in.

Be aware there are specific things you need to know about tax sales. Also I will echo driving for dollars is a good idea.

Central CT which is hosted by @Scott Hollister  and @Kit Crowne - I think Jacob Smith is back from down under as well. I think it was Zoom only for the time being. As restrictions start to ease up I am sure we will start meeting in person again.
