To answer the posters concerns... yes, there are always good deals regardless of times or markets.

Sure during disasters the lead flow will drop... for a day, week, a month,... but it goes back up fast.

Hey man I am not always on here. I think we should link up once this Covid thing settles a bit for a beer or coffee. My treat. I am not really an expert but I own 3 in Torrington and would be happy to show you what I paid, what I do and how I do it. I can also walk you through what I look for. If you are working on a small budget I have some advice especially in this market area. I personally think the multifamily market is insane in the NW corner, but I can show you what to do if I was in your shoes in my humble opinion.

So to update this thread, if anyone is getting frustrated, keep grinding and hustling and find a mentor. I have done really well this past year. Bought 3 in Torrington and I am doing a lease-option on a duplex in Winsted CT now. 

If you are not happy where you are now, just look to where you started a year ago, or two years ago and realize how far you have come in a small amount of time.

Hey man I love the goals. Wanted to ask you something though. Is this something you intent to owner occupy or is it something you are strictly going to use as an investment? I invest in areas (Torrington and Winsted CT mostly) where natural appreciation is not promised. The cash flow can be lucrative though and you can force appreciation on places if you buy them right. The key to making money is when you buy, the key to making money is when you buy... I repeated myself as it is that important. 

I own 3 houses in Torrington ( one is rented but that is a long story). The other 2 are vacant and I am fixing them up. Buy in was very low.

To me it is definitely a gray area, however you may be okay with that. It all depends on what your comfort level is. I do not wholesale houses but I have considered it. If you have a knack for finding deals that no one else can and have too many to close on personally I think wholesaling is a good option and cherry picking the best for yourself. If you are an investor and find a good deal nobody questions your ethics normally, as opposed to when you are a wholesaler it seems "scummy". It is like everything in life, selling cars for example. There are a ton of great folks that sell cars but the 5% bad ones are all you really hear about.

It is something that is probably frowned upon but not illegal in a lot of peoples minds, including whatever portion of state government regulates that sort of thing.

Manchester meet up is happening March 11th at @Kit Crowne which is Right Trac Financial in Manchester - starts around 5:30-6pm. I have a closing that week, but should be able to attend.
