Torrington is my bread and butter and I am glad to see more investors gravitating to the area. I am not sure long term but they are trying really hard to gentrify the downtown area. Not a lot of issues that I have noted.

I love it man. I agree totally that taking action is the key. CT is an evolving market at this point.

So I am not active in your market but honestly the good and bad are going to be everywhere. Every place you look you can find a negative and a positive. I probably went a bit too aggressive when I started last year, however I would now be paying double or triple what I bought for last year. 

The key is just to start and let things fall into place.

 I am seeing that the market is very hot right now. Covid is a game changer, I am not sure what the market will do but my tenants are paying rent and that is all that matters. I am still buying but only deals, I do not flip or wholesale, although I might try my hand at wholesaling. The whole thing right now is stuff is so high. 

Earlier this year I purchased a house for 24,000 that was move in ready. I renovated the kitchen and updated the upstairs a bit and now a house one street over is being wholesaled for 93,000. It is a bigger house no doubt and therefore rents for more than mine but I fail to see a lot of value.

 I am not sure I agree with this. For some of us it isn't a box with wheels that gets you from Point A to Point B the car that gets you there is the point. I really enjoy fixing cars and I am a glutton for punishment. It also probably helps that I run a repair garage as my W2 job. Most of the cars I thought were cool in high school have hit the bottom of there depreciation curve and in a budget I can find a really bad example of one for next to nothing.  I do think that my cars say vastly important things about me. If I am a silly sucker, I'm going to be the silliest sucker there is. 

BTW what does "who are," mean?

My advice is to talk to @Kit Crowne in addition to being the generous host of our Manchester meetup he is a wealth of knowledge when it comes to financing. He does all my mortgages for me, I won't use anyone else... sorry not sorry lol

I enjoy going to meetups and will echo that @Scott Hollister hosts a great one. In fact it is one of the only ones I go to regularly. I am not a Zoom meeting type of guy, so it is tough for me to get on board with those. So it goes.

I think the multifamily market is high right now in my market. I will buy something but only if it is a deal. Which lately have been single family houses. If you are dead set on a multifamily my advice it to buy off market or in an area that is not super saturated.
