It is never a bad idea to go look - just recently I looked at a property in my old home town. The lady was great and gave us a tour (it was not yet listed).  However me and an associate found quite a few things wrong that are both safety issues and issues that will probably make most buyers run. I sent her a message thanking her and saying I am sorry but I cannot make an offer.

Establish common ground with them - so in a 6 months if it isn't sold you can say hey just checking in... I am interested in your property but can only offer XXXXXX. That way they had a chance to get there price.

I have heard of people doing what you suggest however - I am a hands on landlord. If you are living in the property it will be difficult to keep up that charade.

Eliminate that CC debt - I did that using the Ramsey method of snowballing and haven't looked back since.

 That is awesome. Although I am sure it is not that common.

I have driven by the place quite a few times - only thing I did not like is there is a power station right nearby - but that is just me being nitpicky @Guyoz Golan

Ahh man. I did not realize it was a leased car - I must of missed that. I just assumed the 571 was a car payment not a lease payment. I do not mean to say this in a rude way but that is a ton to be paying for a car you do not even own.
