You should reach out to Filipe here on Biggerpockets. He owns a property in Hartford and also does property management. I tried tagging him but it does not appear to work.

@Brandon Turner Bristol is not a bad area at all - depending on the neighborhood. I grew up one town over and still visit the area frequently as my parents live about 5 minutes from the town line. If you are going to make a trip out I would be happy to give you the lay of the land from my perspective and can even offer some Greer's Chicken - some of the hands down best chicken I have ever eaten. My 2 cent tour could include some good neighborhoods and ones to avoid. I remember growing up Davis Drive was a big no no - I think it was mostly a high school locker room type talk as I have driven through and it is not that bad.

I would take Filipe up on his offer as he is very knowledgeable. Something to consider is that there should be a value add to the mentor as well. I am talking to a guy who does what I want to do in my local area - we connected by chance as I was selling a car he was interested in. I realized later he owns 9 properties in a market I invest in and is actively looking for more.  I told him I am looking to do the same and learn as I go, whether that means working for him, sweeping the floor etc I am willing to do it. He told me he didn't need me to do any of that and we have been chatting ever since.

I have a propane instant on hot water heater. It is wall hung in my basement and works well. I would recommend keeping it inside.

I would vote for a high interest savings account - there are a few I can think of. Netspend/Brinks pays 5% interest on up to 1k per account and you are allowed to have 3 NetSpend accounts and 3 Brinks accounts. That reduces the total to 19000, which you can park in a Kasana account or other high interest account paying 1.75% if qualifying conditions are met.

There are people here who will tell you one way or another is the best. Personally I would use that money for more deals but if it makes you feel better to pay it off just pay it off.

I worked in a garage that offered lifetime brakes on cars everyday. Think of it this way - what other jobs go on in a basement. Say you call for an issue: 

You:Hi I am having an issue with my foundation - you guys fixed it xxx years ago so I need you to fix it ASAP. 

Company: I will have someone come out and look tomorrow

Company arrives on site

Company: We inspected the area - we are going to fix it and do right by you as a customer, however we did notice a water intrusion issue in your basement - that indicates to us it wasn't our workmanship that was an issue. What I can do is warranty it this one time but you really need someone to fix the drainage issue... by the way we do that sort of work, my guys will already be here fixing the foundation for you so I can offer you a special price of 1999. 

If there is a warranty there are stipulations on both sides, remember that. They want to come back because at some point it means more revenue for them. 

I could be way off base, I am just a retired mufflerman ; )

I wondered the same thing and I am doing what most suggested and saving most of that money for a down payment on the next one. Although I am a freak when it comes to numbers. I like things to be even. Right now I owe 127400 on my primary residence and next month I will add just enough extra principle to bring me to an even number. I think that is just me being me though.
