Remove the tree and fix fireplace? The tree is large ( 70 feet ) and fireplace is about $1600.

Our first flip is under contract but now the buyer is coming back with wanting other things done or credits...we pretty much remodeled the whole house including a new roof and a new furnace, new stainless appliances and we priced it slightly below market to move it and we did in 2 days with a multiple offer situation. The buyer wants us to redo the electrical because it is "old", it is fine and passed city inspections and our electrician said it is fine also. Also their is a large tree next to the curb that is lifting up a portion of the sidewalk and her insurance said she needs to fix it in a years time or else they won't insure her so she is asking for that as well as the broken lining in the fireplace be credited. Those are just the bigger things, there is also about 7 smaller things she wants done which we agreed to, we already said no to the electric but still don't have her response. In the meantime this issue with the tree  popped up.So what is reasonable to cover here?

I agree that you can learn certain skills/ways to make yourself more personable to an extent but some people are just naturals at it and others it takes a lot of effort. Now this is when taking with strangers .....especially when trying to buy  a strangers  house at a steep discount, lol! I also beleive God gave us all  different personalities....we can't all be extremely outgoing, some need to be the deep thinkers and planners, etc....so knowing my strengths and weaknesses I just think I 'll go with my strengths and compensate with help from others on my weaknesses. Not to say I wouldn't love to check out your book @John E.   ; )

Thanks @TomReynolds I was thinking the same  thing, but also know a lot of people who say at first you should be the one answering the phones etc and then teach/gie the job to someone else.

Being relatively new to REI ,I have talked with motivated sellers but I myself am not a big people person and frankly it is not my favorite thing to do. My sister who is also an agent has volunteered to take this position on. Does anyone think this would be a bad idea?

Hi Pete,

We are up in the Lehigh Valley area, not sure if you go that far? We would also be willing to go a little further south in PA but not as far as philly. More Doylestown type areas....We are flippers and generally look for approx 70% rule but it could fluctuate a little depending on the deal.
