If the deal is good  and if using some of your friend's money is your only way to get in and he is ok with the risk then I say go for it! Being your first deal I think it would be fair to get a little less of a percentage and then as you "prove" yourself it could change in the future. We know first hand that project management is so piece of cake and especially with you doing some of the work, finding the deal, etc. I think a little less then half is perfectly fair.

Agree with looking cheap, if your heart isn't set on the mosaics you could do a standard subway tile....such a classic look and always in style and doesn't break the bank either....

It depends on the gift, the last house the new owners really liked our barstools that we used for staging so we threw those in for them. We also give out chocolates at closing to them as well as the agents and closing company.....not anything huge but it helps you stand out to others in the biz.....thank you @JScott for the tip!

1) gift to new buyers

2) sigh of relief everything went though smoothly

3)project/budget recap of things that went well and didn't - how to improve on those for next time

4)Post pics (still need to do this on some)

5)Revisit goals to see where we are and be already preparing for the next house : )

No you certainly don't need to have a realtor to help you buy houses, however, they can be extremely helpful especially if they know the market well and you don't and/or are new to investing.

I guess it would depend where the wetness is coming from? We just bought a place that had some water on the basement floor from a leaky tap and another had some slight dampness on the concrete wall but dryloc fixed it.

Start with listening to the podcasts, that are all full of such good info. and might help you in deciding which niche is best for your situation. i would also add getting active in the forums, asking questions, reading posts and the blogs = great education!
