We just completed a rehab on a house built in 1870, make sure you know ARV, have a large cushion for overages/unexpected expenses, and that your profit will be worth the extra time invested. I will post about it later in successes.

I would love a forum like this! Do you want already completed projects or a  in progress diary of sorts?

Congrats on taking the step and making your first offer! Many here can attest to putting in many offers before you get your first one. It really is all about the numbers and especially on your first few ( speaking from experience here) you want to make sure it is a really good deal and you have room in there for all the "opps" that come along with learning.

Hi Mark,

We are also in the Lehigh valley, doing flips. Welcome to the site, let me know how I can be of assistance.

Great to hear your story! We are in a similar spot right now in our rehab biz, successful first two with some work completed by my hubby but now looking to systematize  and pull him out of the day to day. But we learned a TON and I think it is really helping us going forward! Best of Luck!
