We plan on putting our biz sign with number on our "in progress" property in the next few weeks once we get the new windows in the front and siding on. It is on a well travelled street and there have already been a lot of window peekers as the house is very close to the sidewalk. Does anyone ever put out a flyer with some of the property specs near their sign?

By the time we close it will be mid february so I think putting it on the market in early May would be good. It is the same here as Milwaukee J Scott, selling in the warmer months would probably get us $15k-$20k more. Our holding costs are not bad so it is probably an ok idea to delay putting it on the market a month or so. Thanks.

Thanks for all the comments. It's great to get an ides of what others are doing. We are planning about 6-8 this year as we are just starting out and taking in a rental also. My husband is project managing and I do the marketing end/work with realtors for acquisitions/sales, another partner does capital raising. I agree with striving for quality over quantity.

Things are selling a little slower and for a little less these winter months, we just got offer accepted on a new home whose neighborhood showed great sales in the summer ( still decent now) but better in spring/summer. Is it worth it to wait a month or two? It was a cash purchase. Thanks

I am just curious approximately how many homes people are flipping a year? Also what is your business structure set up like? Marketing team? Project managers? Sales sam? etc.. Thanks

Thanks so much for the replies! So I guess the way to go seems to be either go with them to buy materials ( which can be time consuming) or call your CC info in to the store after materials have been picked out and then have contractor bring them to site. Has anyone had it where they stole the materials and did not bring to the site?? So for more "expertise" jobs like rough plumbing, electrical, hvac how exactly do you do it? The same way?

...how do you work it out with the contractor? Do you go with them to buy supplies? Ask them to front the cost and once they deliver materials and show receipt you write them a cheque? Do you have them compile a list of what they need and you go buy and pick it up? I am just wondering how you work through these details in the most effective way...also do you buy all the materials for all your contractors? Even HVAC, plumbing, electrical??? We recently got burned by giving one of our contractors money " for materials" ....sigh....thanks.

Hi, I am actually writing this on behalf on my mother in law who is desperate to sell her home here( she lives in Oro Valley area) and move back east. Over the past few years she has grown ill and has been trying to sell her home but to no avail, she is now willing to be approached by an investor and we decided here would be a great place to start.
