This was our first, our second should be done in a week or two and we are in the process of purchasing a couple others. Currently my husband does do some of the work because I can't keep him away from it, lol! He loves construction and remodeling but as things get busier and we find more reliable contractors he's pulling back. I help orchestrate the staging. Thanks.

We closed on this flip beginning of July. It took 3 months to rehab, 2 days to get under contract with end buyer, and a month to close. We are very happy with the results! 

Purchase $130,000

Closing/Fixed/Commissions  $ 25,180

Rehab $46,500

Sale price  $250,000

Concessions $3,200

Profit $45,120

I would second what others have said about ARV being off and rehab costs way too low.

I would go ahead and get the inspection for peace of mind and also to use as bargaining power should more issues come up. We have one this week and expect after we review it there will be more issues then at first thought so we will take it to the seller and hopefully nail down a final purchase price. Also not all inspectors are created equal, some will just check the basics while others note every single thing ( like how smoothly cabinet drawers close, etc.) If you are new I would want someone more on the  picky side just to make sure you have everything covered...because you know, if you are flipping, the end buyers are very likely to have that picky inspector. ; ) BTDT
