@Steve Pittman makes a good point. It was recommended to me that I do the same, by several people. I instead opted to take my chances, I figured if I took the test once and failed then I was only out $50 (testing fee). So thats what I did. I took the test the first time, paid close attention, and wrote down questions that I wasnt confident I knew the answer to. Before I submitted my test for grading I really read and reread those questions I wrote down so that I would have a good feel of what areas I was lacking knowledge in. I ended up failing by 3 points so just studied those areas for 2 weeks and rescheduled, passed the second time. Ended up saving $200-$300 for the test prep course.

Ive been looking into a few. I am dragging my feet on actually committing to one. I am still getting my plan of attack in order, waiting on my business card order, etc. Once I start visiting builders, sending out mailers (I already got my postcards), getting some leads (first open house was a total bust) I will def be digging in with a CRM.

@Sharon Powell I am particularly interested in meeting with builders, it is on my list. I would love to hear more about your experience with builders. Can you tell me what that experience looks like for you? Are you taking goodies, who are you hoping to talk to while youre there, are you targeting a certain area, etc. Whatever info you are willing to share I would love to know.

@Chris Hopper is a flood cert only applicable to properties that DID flood?

I like @Mark Sewell have a home that didnt flood and never has but heck I am scared NOT to get it before the season rolls around again.

I def day 2 weeks per course is accurate, that’s about what I was averaging
