Sure thing @Allena Williams. It may not be required, I ended up not even using that home buyer program for financing but I certainly never regretted attending since I at least learned more about the process and timelines of the home buying process.Getting your boys in with the property management side is a GREAT idea! That would be invaluable experience for them and would definitely make them better prepared to own their own home later on.

@Allena Williams youre on the right track! I'm not sure where you are located but I'd def recommend looking for a 'first time home buyers' class. They have them for free in lots of areas, no commitment just education (typically they are required to obtain any first time home buyers assistance programs that your area may offer. I was the same as you when I really started to want to buy my first house...no one in my close circle had that experience under their belt so I read a lot, talked to a few lenders, attended those classes (and online first time home buyers classes, also free) and scraped by. Your credit should be no problem if its in the 700's. Once your lender comes back with an approval amount ask them to send over the qualification letter, thats what agents want to see. Thats when the fun part starts - house shopping. If you dont have children I would def recommended house hacking like it was mentioned above, I only say if you dont have small children because it takes a bit more commitment and determination to house hack with small children IMO. Something to consider - if you dont want to pay a property manager you could consider making a close friend, relative or spouse the primary point of contact for your tenant(s). They dont necessarily HAVE to know their landlord lives right next door, just a thought!

Long term stay hotel? Something like Candlewood Suites or Staybridge Suites? If you are booking for 30+ days they will likely give a good rate (speak to a manager, not front desk agent) and negotiate a rate. Additionally, here in Texas you arent liable for normal nightly hotel taxes if you are booked for 30+ days which equals a huge savings. Just a thought. Hope you find something soon!

Did you do a lot of the work yourself to keep rehab costs low? I feel like I could easily spend 55k on far less on my personal SFH updates here in Texas. Either way impeccable job!

Hi Andrew. Do you know these people on a personal level/family friend type thing? So far it sounds a little too good to be true....& risky.

If you are able to build and market to the medical workforce like @Nate Chucta mentioned above I think you could make it work. I dont know that youll cash flow a whole lot but you could rent out each room and likely break even at least. Just a thought.

@Chai Xiong are you STR in Orlando area? What makes you love it more than you SFR?

@Nathan Gesner when you say long term rentals...are you referring to rentals for workers that have to stay in the area for extended times, or executives maybe, insurance claims? What did your primary renter look like?
