 Hey Russell, opening an old post but am now considering black shaker. Currently my primary but will revert back to a rental in 3 years. Have you done black shaker style? I'm mainly consider about dings/durability and the black showing everything similar to a black car LOL (smudges, fingerprints, dirt, etc).

Help me with this scenario. Two adults have submitted an application. Both have no evictions, no criminal records, credit scores above 750 and less than $1000 in credit card balances. HOWEVER, they are ‘self employed’. She sent a screenshot of account balance but of course it doesn’t include name. A Google search of her yields nothing. Google search of him tells me he plays video games for a living. After the application was submitted (with no identification) I asked for 2 years tax returns and 3 months bank statements since they are self employed - they want to pay full years rent up front in lieu of the additional documentation. They listed a current landlord but I haven’t attempted contact her. PLUS they have 2 cats & 2 dogs. House is in ‘B’ neighborhood with new floors, paint, etc. Something seems off but before I completely draw that conclusion - what would you do?

@John Underwood I am really surprised to hear that deposit is most popular. I personally would not be happy with that option as a tenant but as a landlord it seems like the best option. 
Can you give insight on ACH transfer? I assume I would just go to my bank but beyond that is there any action item needed from the tenant?

@Ridge Tullos tagging you because of your appreciation figure, thanks for that! Whos your source? Considering selling my LTR/SFH in Cypress but very hesitant due to the crazy appreciation...wondering if you have any personal projections for the rest of 2021 and 2022.

@Cody L. tagging you because I follow a lot of your comments and trust your knowledge...has the recent Houston appreciation tempted you at all to sell/HELOC and reinvest the funds further/elsewhere?

@Lee Hampton valid points! I did more research and thinking after I posted and I determined that I am likely eligible for the primary residence exemption on taxes which negates the capital gains factor. I’m also a Texas agent which saves me on that side of the transaction as well, also freeing up money thus I’d walk away with more. I definitely recognize that the changes of depreciation are VERY slim...which is why I am hesitant. I’d hate to walk away now and in 5 years it’s worth another $100k. Quite the dilemma! Though a nice dilemma to have for sure.

@Jim Scandola I greatly appreciate the insight! This would free up my FHA ability and I will have the need to relocate in 12-24 months so I would likely do FHA first purchase (after selling) and then conventional. I read more & thought more after my post and could likely avoid capital gains all together since I lived in the hole most of the past 5 years and make less than $500k when filling married jointly - this making me eligible for the personal residence exemption. Since you are from the Cypress area I'm certain you are familiar with Fairfield which is where my home is. Knowing what you know about Fairfield does that change your stance at all?
