@Jeremiah Akindele. That’s a huge waste of money and time. You could have had a down payment for some property and 40k you could have had a rental house for 30k and rehab for 10 or less making you 900 a month. Don’t pay for it this isn’t rocket science it’s real estate it’s one of the easiest thing in the world..

@Kimberly Kesterke. So the entire post how I see it is how do you get your credibility back ?? You want to know what I do I rule over my tenants with an iron fist don’t call me unless you need something fixed that I’m responsible for or you’re making a rent payment. Anything else goodbye.

This is how you get your credibility back put him out.... don’t renew his lease. If you can’t handle it hire a property management company 10% and they should have people on staff

@Peter Kozlowski. Honestly I’ve read the posts it’s 75$ you’re in California that probably the price of a snicker bar there it’s a joke of course but are we really on Bigger Pockets arguing about 75$ ?? Seems such a minuscule amount to get into a fight about if pay it and move on. Like people have said it will cost you way more than 75$ to get the title clear just never hire him again like I fired this plumber he took on the job and would show up 4 hours late or more every day he said I’ll file a lien over 38$ lol I said ok and I made him sign a release waiver and he was in his way. It’s not worth it we as investors have way bigger things to handle

@Marcus Johnson. You still get to choose the person who you rent to.. why is this always a big deal just take their application and if they don’t fit pick someone else honestly you get all their info and just choose someone else.

@Ryan Proffit. Since she wants to go dark I’d shoot for the stars!! 850 increase month to month tenants pay a premium especially ones who go dark and if they move fine.

@Nick Rutkowski. Me personally I wouldn’t tell her regardless and if she finds out it shouldn’t effect you as you control how much income is coming in and why should she you’re done she gets her child support and alimony that’s all she needs she wants to be greedy claim your expenses

@Rafaella Almeida. Hard money is where you will lose and the interest rate is high I mean high!!! Heloc use it as you needed and only pay on what you use and it’s interest only for like 10 years.
