@Todd Powell. In my mind they are choosing to leave I don’t prorate anything if you give me the full rent and you leave on your own say so you are choosing to leave no prorations

I had this same issue in my personal house it’s from cheap candles it’s soot and if she isn’t running the ac it’s not filtering when I used candles a lot my air filter was pitch black tell that tenants to stop burning candles and it will cease. Also get a good high merv filtration filter and turn your hvac unit on fan and I guarantee you it will be pitch black

Honestly sounds like a losing deal for him only if things go south.. you’re saying your reputation I’m sorry but that’s laughable you don’t have any skin in the game you could have the best reputation in the world and I wouldn’t let you use my money you gotta bring your own money if you want to use someone else’s. If things get too deep you could walk away a reputation is nothing compared to lost money. You need to get your own capital

I’m an OOS investor and the realtor was good on the first go and this time around she won’t return calls or text it’s like she just went dark. What could be the reason for this ? I paid cash last time and I’m paying cash this time. Why do realtors do this ? I wanted to ask before I leave a bad review about her.

@Mallory Guerrero. I would imagine you go about it like a normal eviction get the paperwork rolling. Unless Detroit has a rule or ordinance about this and her health situation this isn’t a nursing home it’s a rental

I’m trying to make it work she will pay all the bills in the house and I’ll take a Heloc out on it and with the built in equity I’ll get a duplex that will pay for whatever bills come up in this tiny house but overall I think it will be good deal for me even though it’s not gonna be producing an income while she lives there.
