@Cosmin Iuga. Typically you would find a c class area whatever that may be in your area it won’t be where all the high end 100k plus people live it won’t have a Whole Foods maybe a liquor store working class people. You gotta know your area or where you want to invest

@Cosmin Iuga. My advice go buy two class c houses for cash if possible in your market or go OOS and find a market you can do that with get your cash flow rolling with no mortgage free and clear has always been the best route especially for beginners with cash. Trust me it’s how I started been the best way if you can do it that way.

@Michael Ealy. I may spend like 1 hour talking to my PM OOS approving work orders and looking for deals other than that not much more. Most of the time it’s less than that

@Kevin Silva. For me it would be the class of the neighborhood anything below a B. It’s repair rinse and repeat it it’s B and above replace depends on the people who are going to be living there..

@Renee Chase. Look for all cash deals even out of state and you’ll do good put all your houses in section 8 and watch the money flow in pay a PM 10% and let it roll in each month and enjoy your life you could probably get about 5-7 homes with 300k in north saint louis county sometimes 4 houses for 100k it’s worth looking into that’s where I invest and south city Saint Louis mo

@Adam Leitman Bailey. I have property OOS and I use a PM company and I also have a contractor on the ground gives me decent prices. I just make sure to go and check on my properties every two years in person and if I see something most of the time it’s nothing. Just put your eyes on it in person every two years

@Matt Lovitt. Where is this 5 plex located I see you’re in Kenner.. is their something wrong with the 5 plex ?? Have you tried to contact the owner about the issues ?

@Shain Ismailovski. I had the same issue at one of my newest properties no tenant is using 1300$ worth of water you have a faulty meter they said a house that was empty was using 280 gallons a day I told them their was no way !! You have a leak or a faulty meter your house would be underwater if the tenants were using that much water lol
