I highly recommend travelers. They have competitive STR policies and are much more affordable than proper insurance

Do you have any equity in your personal residence? you could pull a HELOC for the down payment and use the cash flow to pay the HELOC

 Good appliances is a great tip too. Quality GE or frigidaire appliances. These tend to last the longest and are more affordable to repair compared to samsung and LG . That is what I have been told by multiple appliance repair men.
