I use IGMS. I like how it is an all in one software with cleaning notifications, calendar management, syncs to pricing software (wheelhouse or pricelabs) and also can do direct bookings. 

Its not crazy user friendly but once you get the hang of it, it is pretty solid. Fair price for what you get

I usually try to have a 10-30$ spread (property dependent). helps pay for restock items and I don't want to kill people on the cleaning fee either.

Did you happen to have any permit or license to operate an STR prior to them changing the laws? I was going to say if that is the case your city my allow you to be grandfathered in.

only way to remove a review is to have the guest call in and remove it

If you can squeeze in some STR bookings to fill in the gaps it is totally worth it!! just make sure to set your calendar accordingly so in future months you arent accidentally getting STR bookings and ruining your MTR chances

100% do the queen . it will add value to your unit and increase traffic. Desk is a big plus as well

I also do not recommend paying for a pricing software. I do like to have a slightly higher price with a discount that way after the discount the payout is what I am looking for. I have a feeling MTR guests booking like to see a discount on paper.
