I use travelers for almost all my STR policies. pretty solid insurance and good price

I allow pets in all my properties but when I do my remodels, I try to make them more pet resilient (No carpets or rugs) . 

The pet fees alone add a lot of additional income year after year. that alone is worth it to me.

I have heard of certain remote areas using starlink now and it has been great.

agree with those above. I don't think there will be a difference in quality from 2-3 night minimum. I have had 1 night guests who are amazing and 5+ day stay guests who are awful. It comes down to screening the guest before hand and making sure they are aware of the house rules.

do you work remote? If that is the case it might be interesting to look at purchasing in a new area

 Totally area dependent. You have to determine what is driving that MTR demand and also which area of MTR demand needs the most housing. 1-2 beds do best by me. they are always in demand.

I know most cities don't allow for the transfer of license. Usually the only transfer of license that could happen is upon sale. Depends on your local municipality

I use turbotenant ! just make sure to list it multiple times that it is a room for rent, some people are very bad at reading lol.

I usually don't reach out. If they reach out looking for a refund I do abide by the cancellation policy agree to when booking. I will offer discounts for future stays.
