Hello all,

I’m thinking of putting an offer on a place in Montgomery. My plan is MTR. What do you know about MTR’s in the Montgomery market? Any advice is very much appreciated.

My friend has two MTRs here and he does really well! has been for years ..

I would try to find a short term/mid term rental friendly agent who might be able to give you super accurate feedback on the market

depends on the market. like most things , airbnb has its cycles .. In my particular market we are having a lot of regulation change so those who are non licensed are getting out. I think in the long term itll help stablilize my area.

Quote from @Brian Gritton:

As the title says, I'm interested in acquiring a STVR property in an area that has both summer demand for lake recreation, as well as close proximity to ski resorts.  I have experience in the Lake Lanier GA area, but the summers can get quite hot and the winter can be pretty dead, so I've been interested in checking out Boyne City, MI.  Id love to find a place that's more pleasant in the summer in case we want to use it as an occasional Atlanta getaway as well. Does anyone have any similar suggestions for places with relatively nice summers in a lake town as well as ski resort proximity to help with winter demand? Anywhere in the U.S. could work. Thanks for any input!

Hey ! I am a local agent, cohost, and investor in salt lake city. we have good year round demand and fantastic ski resort demand . We have 6 ski resorts within 45 minutes of the airport

Hi friends! I'm looking to acquire a fully furnished property in Jacksonville, FL for use as a mid-term rental. Bonus if the property has a rent roll showing steady income over the last 6-12 months.

Do you have such a listing? Please connect with me!

I'd also appreciate any recommendations on where I may be able to find furnished properties, existing Airbnbs, etc. for sale. Thank you kindly!

I have a few in Salt Lake city/Northern utah! not sure if that is an area you are interested in

Hello, I am evaluating an Air BnB Property Management company that I was considering acquiring in Los Angeles. With all of the regulations that are due to be enforced in September 2024, will the L.A. Air BnB market keep growing? or will it start to die down? Is there still opportunity for owners who want to make money with AirBnB?

if the regulations dont support airbnbs I would recommend putting your money elsewhere in more PRO STR markets

Can you accept the cleaned grill by cleaning people?

Grills are very difficult. Almost every time they require additional cleaning and most cleaners hate it.

Hey everyone! I've found a partner who's willing to finance a short-term while I will be in charge of operations. Considering we haven't locked down a market yet (debating between Shenandoah or Blue Ridge) would it make more sense to put a set amount in an account for the down payment or bring them a deal first? Any advice on how to use OPM or thoughts on the Shenandoah or Blue Ridge markets would be greatly appreciated!

Most partners will want to see a deal and your analysis to make sure it as least makes sense.. They feel better protected that way

I think furnishing the unit you are in (getting it all nice and tidy as well) in the mean time and then transferring over to the vacant unit once it is up is a great idea.

I would even start marketing the MTR a month or 2 before you have to move that way when you move maybe youll have a MTR tenant coming in.

Quote from @Jonathan Krauser:

I have a friend who has been using a real estate agent to manage his property with VRBO and Airbnb. They are unhappy with their agent and want to switch to another one. Unfortunately for the owners, the real estate agent created the VRBO and Airbnb accounts under his name and now will not release those accounts. Is there a way for the property owners to get those accounts transferred, or are they stuck with that real estate agent forever?  Any insight would be appreciated.

VRBO does allow you to transfer listings. Airbnb does not. BUT you could ask the agent if they would be willing to give up their account with login credentials and then you can change the ID, email, tax info, bank info to the new owner so it is an entirely different account. Airbnb does allow this.
