 I am a big supporter of pets. I do have a nightly pet fee but i put in my listing that if someone is bringing a pet for an extended period of time they can also reach out to me to discuss a flat pet rate for their stay.

Hey everyone! 

Just curious if anyone has successfully gotten leads from ALE Solutions/other similar temp housing agencies. I have my properties posted on their for almost half a year and haven't really been contacted at all. 

Would appreciate any tips or feedback on how to get more traction!

THere is a loan I have seen folks using in the past... not sure if it is still available but it is the MACU90 loan with mountain american credit union and it is a 10% down investment loan. I would do you due diligence but I have seen others use it to purchase non -owner occupied properties.

I did this a few years ago. My CPA instructed me to list my repairs as CAPEX or repair items , furnishings were supplies for the rental.

There was a certain way we had to break it off from it being my primary residence but I can't remember exactly.. Good post and forsure get with a CPA

 Costco all day! For Soaps + shampoos.. I prefer to buy the cheap refillable containers and then I buy jugs of soap on amazon. cleaners refill them. Most cost effective option I have found.

Guest breaks a refillable container, no problem , $5 or less to repair. I personally despise those wall hung soap dispensers. Have seen so many of them break over the years.

I would make a post on turbotenant in your area as a furnished monthly rental.. You might find good success getting leads there .

Absolutely sounds like a good option! I would potnetially even suggest they pay a big more than value if they are getting that good of a payment/rate. I live in the SLC area feel free to shoot me a PM to chat more.
