 totally agree on this. quartz is relatively affordable.

I have been using the new system the last few weeks ( i manage over 100 doors in northern utah) 

It is not very host friendly. they are really strict on what they will remove. One KEY piece to mention is that you ONLY get 2 tries to remove a review. 

I have had far less success removing reviews that would have been removed in the old system

totally depends. more information would be needed : location, design, size, amenities, access to other nearby areas etc

I prefer areas with better year around demand. I feel as though those areas still have good potential STRs available. areas that are heavily seasonal seem to be overrun with STRs.

I invest and live mainly in Salt lake city happy to chat with you about STRs in northern utah if you are interested.

Great to see. Hope other cities who have stripped operators of their granted use see this as well and caution to do the same.

on my STR policies -

I make sure the personal items cover all the belongings of the STR.

I also typically do a loss of use value of what I anticipate rents would be for the entire year. 

There may be better options out there. 

I would have the mother screened and put her on the lease as well.

Wheelhouse is absolutely more use friendly than pricelabs. You pay a bit more but I prefer it over pricelabs.

Noise aware is what I used to use. Started switching to Minut and its been awesome.
