@Gabriel Ehrlich lots of steps to get to the front door om hillside. Yours is on the flatside. Aka more desirable. If your house is "nice". youll rent it.  A 4 bed voucher might grab approaching 1500  in this area, if i guess. Now figure what "nice" means in sec 8 world and if this house is that.

But your nut would be lower and youd get your money back in a higher monthly cash flow. Again...is the house on the hill or on the flat ground side of the street? P.s. If you have a 1600 a month sec 8 tenant in place, why are you doing 25k in work?

I own a house on the 2400 block of shirley. 3 bed Rented market for 1050. Is yours on the hill side or flat ground side? Big difference. 1600 is reaching and not to be counted on. You lose that tenant, replacing it is going to be difficult for that sort of money. Section 8 Has been dropping rents for a while now. Figure if its super nice youll get Maybe 1400+ with a 4 bed voucher.

@Shalom Shore if youre out of town, you must have a property mgr. the advantage os that they, at least should, know what they are doing

No list price. look up the comps and make an offer. Dont waste your time or mine though. A bankowned shell on a less desirable block near these listed for 100k, got into a bidding war and sold for 130, cash. These are far from shells and deals are harder and harder to find as everyone is quickly realizing.

two rowhomes for sale on super hot 2800 and 2700 block of huntingdon ave in Baltimore city. EVERYBODY

WANTS TO BE HERE. Remington is easily the newest hottest area of Baltimore city. This is where all the artsy kids from Hamden who grew up and now have money and families move. The new business in this area is exploding. "rhouse", "parts and labor" paper moon diner" etc.  

House 1: 2829 huntingdon ave 21211. 3 bed 1 bath, finished basement, fenced in backyard. Can rent for 1500+ rent all day long. flips go for 250+,

house 2: 2718 huntingdon ave 21211. 3 bed 1 bath, rented currently 1250 per month (due for substantial increase but long term tenant) fenced in backyard, wood floors, big kitchen, etc.

Whomever pays 200-225 to complete that form is the dumbest a-hole on earth. Thats a 20 minute walkthrough at best, half of it is redundant. Try 50-90, depending on number of units

Your questions answered. 

-how do people do it? - by knowing things wrong in advance. If youre talking things unknown that just happen....having good insurance and/or knowing contracting/contractors and how to get things done by paying nothing more than labor and materials. This requires either a good property manager or extensive abilities/knowledge of construction. Example: tenant calls me yesterday to tell me air conditioner stopped working. I have the ability to diagnose and repair an air conditioner with zero official training. Capacitor was burnt out so the compressor and fan wouldnt start. Part cost me 20 bucks. Repair is easy. Big Hvac contractors charge 350 for this repair. Youtube can teach you everything. 

Are you unlucky? Maybe

Are you undisciplined? Definitely 

Will things get better? If you have the discipline to not repeat mistakes and learn from others. Probably. 

Contractors never show up you say?? Thats because they are meth heads who often know less than nothing.
