Answer: cash on cash just is another way to grade one investment vs another. Is it valuable? Sure. Youre basically saying i need to spend x to get y. The Higher the ratio, the less you had to spend to get more money annually. Other factors shouldnt be lost, like the reality of the numbers vs the projection.

No worries, theyll get evicted for not paying rent eventually

1. Remove lockbox (advertisement of a vacant house

2. Screws in windows (specifically 1st floor) joining sashes toghether

3. 2x4 against rear doors to floor or wall. 

This minimum. Anything more couldnt hurt

Fyi: people that take them for free 1. Sell the oil  2. Dont want to spill it on themselves.

People will take them for free, particularly if they have oil in them

1. Depends on the insurance, and the claim

2. Because they are connected, more than likely...but this answer depends on the actual structure of the porch

3. Extensive, learn everything about your porch and its structure then talk to these guys, once you know the answer to a question you can ask them and know whether they know what they are talking about.

If its still sitting on mls, there exists a reason, usually. Experience with the market helps one understand why. Sale -(Purchase +rehab)= profit. You know the purchase, which of the other two are you sure of? Can you get a great deal off mls? Maybe. Each house is its own adventure, and has its own variables. Maybe the rehab has got to be insane, maybe its located in a crazy place making it unsellable, maybe a million different things. 

@Henry Birt Day. Thats a big burden of proof you speak of. "Whos this person who rented it to you"? Name? Phone number? How did you know to contact them? Copy of texts? Phone records proving this? How about a phone call record? Bank records showing payment made to them? Receipt? Money order receipt? Withdrawl from your bank substantiating day of payment? How about day you took over bge? Proof?.....what happens here, is that these pieces of garbage cant keep their lies straight and they just fall deeper and deeper in he lie hole, and the judge sees it.
