4 baltimore city investment homes for sale as package only. These are occupied by licensed assisted living businesses. The yearly income is 65400. The assisted living occupancy does several things for the investor to guarantee the rent of 5450 per month+all utitlities are paid every month, that a conventional tenant does not. 

1. the amount invested by the assisted livings to gain the license is lost should the rent not get paid and the business be evicted from the house as the licenses are attached to the house specifically and are non transferable. The investment is 5 figures per house. 

2. The amount being made by the assisted livings pales in comparison to the rent owed to the investor. Rent as a result is a non issue 

3. Water is also paid by the tenant. 

4. The tenant is required to carry personal liability insurance. 

5. Tenant has a 3 year commercial lease, with muliple renewal options, each with rent increases built in. 

6. Tenants have personally guaranteed leases. And have considerable assets. 

OVERALL, THESE HOUSES WILL HAVE ZERO VACANCY. Avg rent per house is 1362.50 per month + water paid. The investment guarantees the rent and the licensure the condition of the house. 

Yearly income = 65400. NO VACANCY. THIS IS AN INVESTMENT OPPORTUNITY RARELY FOUND OR OFFERED.

are u renting to three separate parties or one? are u renting rooms or the whole house? The specifics of your situation dictate how it is laid out

Technical answer: because a sink involves plumbing, including a trap which can leak sewer gasses

Real answer: Because the city are greedy, in addition to incompetant.

If your house is nice, "reasonably priced", and not in a nightmare area....youll rent it. plenter of renters...

What are you missing that you need from someone else?...if you can do both the financing and the work?? What are you looking to gain through a partnership exactly?

In baltimore, and usually the rest of the reasonable world, when one pays for use of something, isnt able to use it to no fault of their own, and is supposed to for the full amount they pay.....a discount off what they pay is in order.  How much, when, and conditions are a matter the details, but something is certainly reasonable.

No, avoid maryland llc. Try delaware. Interestingly, a maryland llc may not limit liability. In maryland, Those that run the llc can be individually liable for the actions of the llc. Aka, more like a C instead of an LLC.

Attracting tenants is largely based on the house, particularly whats inside it. Whats in yours????
