I have a 4 unit in a rural town sub 3k in population. There's no trash or mail service. It's one of my best rentals for cash flow. I also never have a issue filling the apartment. It seems there are plenty of people in need of housing that cant buy. There are only a few options for apartments including mine. The biggest drawback is the age of the building and lack of local contractors. I also expect there won't be much appreciation long term.

If the tenet is current then it's real just a nuisance that she's paying late. If you don't renew then you have to deal with the unknown. The next tenet may not pay at all or destroy the property. Or they may be perfect. Personally, I'll take the late rent plus the late fee over the unknown.

I think it's normal to burn out a little when you do everything yourself. I've gone through a similar path: three years - three house. All needing work and mostly vacant at closing. I have a young family, demanding job, and am in a full time MBA program.

Either way, a day working at the apartment is much better then a day at my "career" job.

Any investors in the SE area of Georgia around Jesep? I'm thinking of buying a single family to rent for the next few years, then occupy it as my primary. There seem to be a lot of places 100k-125k range. Is there demand for rentals? Quality property management?  I see a wide range of rents. Any insite would be great.

I've listed apartments before work is complete and it haven't gone over well. People can't look past what's currently in front of them. I think it's best to wait until it's complete.

First - Do not drop out of school. Keep going and go to college for something that pays.

I was very similar and truly did not like high school. College wasn't much better for me but I earn a BS and I'm halfway through a MBA. While in high school I got a job for a local investor cleaning apartments, painting, cutting grass, etc. This gave me my first exposure to being a landlord. I also started my own little landscape business. I had a old Buick with a trail attached to pull my mower and tools.

I learned a bunch over a few summers. Maybe you should try something similar. Also enjoy your youth. Life becomes more complicated when you have bills and responsibilities.
