Do you list for rent before home is viewable?
Hello Everyone,
When to list??? Looking for best standard practice.
Trying to find the right balance of when to list, when people are searching but is usually before the home is cleaned and viewable.
Too soon and people are put off because they can’t view it. Too late and you could be making a payment yourself
What do you pros do? Suggestions??

I would highly advise against marketing the unit for rent until it is completely all set to show. In our experience in our market here in Connecticut perspective tenants have zero ability to look beyond what they are seeing in that moment.
Also, rental appintments made a week in advance hardly ever pan out. People see a place they are interested in and usually want to be able to see it within a couple days. Most people looking for a rental are on a timeline.
