Your tax estimate might be low. Woonsocket has high property taxes, and a lot of the areas are really ruff.

Do the brokerages offer health insurance for full time and part time agents?

I have two class C buildings. Regarding maintenance: When i bought the buildings i went through each apartment including new paint, flooring, fixtures, etc. I do make sure the big ticket items (furnace/water heaters/roof) were good before buying. Before a tenet moves in the place is newish, and not that much pops up after. If something breaks I fix it myself. 

As for the tenets. i set rents $25 below market to save on turn over. This class of tenets seem to talk to other neighbors and compare rents. They don't mind moving to save a couple bucks each month. I also screen them heavily and go with my gut.  

Late rent? Not a problem for me; as long as there current.  The tenets are usually living pay check to pay check so theirs not much i can do.  I not going to try to teach them how to responsible manage there money.  AS LONG AS I GET PAID. I don't care if its late. I just require them to be current and let me know.

A tenet text me this morning after the board of health stopped by the building to look at some construction debris (Wood, carpet, old washer) that i haven't had the opportunity to pick up yet. The board of health haven't called or contacted me yet. Any reason for concern? Anyone experienced this before?

I'm going to purchase a 6 + unit building in early 2020 and want to use funds from a HELOC on a investment property as the down payment. Has anyone done this for a commercial mortgage? Is it possible? Any recommendations for national commercial lenders?

Depending on the age of the tiles they my contain asbestos. Use caution.

I have two class C property's. Half the tenets are late each month, and I half to pick up the money. Which I think it due to the lack of technology abilities. Either way as long as there current - I'm cool with it. And by dropping by monthly I can see if there trashing something.
