Would it be easy to rent? If so, I might let her out of the lease. If she’s not happy she may not pay rent, keep the place clean, or damage something. Review the lease to see if she’s liable for the rent until you find a new tenet.

I have a couple tenets that I change light bulbs for. Mostly they are older or can do it easily. It’s no sweat. Takes two minutes and I buy light bulbs in bulk.

I was thinking about buying a condo or duplex in Florida to rent out for a few years until it's paid off. Something in the 80k-90k range. Once it's paid off use it has a vacation home. Has anyone done something similar? Is a property management company need or can I rely on the HOA for maintenance issues? Would a duplex be more favorable to a condo? Anyone done something similar? Any input is appreciated.

I like the Charleston South Carolina area. I visited this summer and really enjoyed the area. There's lots to do and the weather is nice. The restaurants are phenomenal.

The beaches on Isle of Palms are one of the best I've visited. Warm water and. It over crowded. There's second to Marco Island Florida beaches in my opinion.

Has anyone used Commercial Direct morgage? I keep getting emails from them and the terms seem appealing with 80% LTV.

It's common for tenet turn over when a priory changes hand. I bout a 4 unit in 2018 and everyone left. Last spring I bought a 3 unit and one left.

This creates a great opportunity to update the apartment and increase rents. You can also look for tenets that meet your criteria versus the previous owner.

I disagree. The truck cost as much as a down payment for another house. I rather buy another property for more income than a fancy truck. I would feel terrible throwing a used toilet in the back of a 50k truck.

I prefer a used Toyota Tacoma with a 6 foot bed. It's tuff and gets good gas mileage. Solid resale. I don't mind getting it dirty.
