I heard the city was doing a revitalization project in the deer park neighborhood. Does anyone invest in the area? What are your thoughts about that part of town?

Go to your local Reia meetings or get on meet up and attend those meetings. I'm sure you will find some one. Just don't ask straight out if they will be your mentor. You would ask some one to marry you within the first 5 minutes of meeting them would  you? It's like dating take it slow and add value time, money, deals etc. Having a mentor is a two way street.

Go to your county tax assessor website it will give you the name and last known address they have. Some times the address will be the same address as the property your looking up. In that case you will have to do some research on the net to find this person I would start off buy looking on the whitepages.

So I met a guy that is looking for a flipper that is into properties that are in very bad shape I figured I would ask the BP  community for some help.

Maybe you could get the buyer to pay for half the rehab that way he has some skin the game and won't back out. I would think building to one person's needs would be harder to sell if they backed out then it would be if you just rehabbed to a broad general audience. I could be completely wrong but that's my Two cents

The same thing happened to me and my family. We stopped paying rent for about two months then moved out our old landlord was M.I.A during the whole process and was trying to convince us she was not going to lose the house. My suggestion is to consult an attorney and stop paying ASAP.
