@Alex Gallardo First read everything you can find about wholesaling. Then figure out who you will be selling to buy and hold fix and flip ect. Once you have that figured out learn to analyze deals so your not just spinning your wheels. I analyze 5 properties a day just for the practice. You will also need to figure away to get leads so you will need to become a somewhat expert in marketing. I drive for dollars if you don't like to drive you can do facebook ads or cold call or direct mail. Once you have that going your going to need contracts call a realtor or better yet a real estate attorney. While your doing all of this you need to network to find buyers no use having a product if you can't get it sold. Anyway that's the short and simple but like i said read the blogs listen to the podcast and connect with others it will fall into place faster than you think if your dedicated.

You should talk to @brian adams he is a investor in the killeen area and a agent so win win. Plus he is a wealth of knowledge.

If you decide to replace it you should look into pvc flooring. When i lived in Germany we had pvc flooring and it was amazing it looked like real wood and it was extremely durable I had a huge german Shepard and i never once saw a scratch in the floor.

So allan are you saying go where the money is :) ? I guess at the end of the day it doesn't matter where you look as long as your comfortable with the area do your research and buy right you'll be good.

Im new to the killeen area but I have noticed a lot of investors leaning toward harker heights

@Steve Snyder I can see where your frustrations come from. But after being the army for over 10 years I have learned that no matter your rank or in this case your level of investing your still a newbie to someone. Some one who has a portfolio worth of million is still a newbie to the high rollers whos portfolio is in the billions. My advice is to do a search about topics that are more toward your level of investing see who is answering then connect with them. Jmo

jhon you nailed it on the head with that zip code. I drove buy today and it's not that great of a neighborhood. But i did see a roofing company putting on a new roof if that means anything lol.

@dennis m I have not seen the inside of any of the units I was going to take a ride by in the morning to at least check out the area.

The down payment is 115k 

@5% interest and 30 year amortization 

I believe the monthly mortgage is 3600 and some change 

Im new to the killeen area just moved here due to my military obligation. So im not to sure of the area but ill go check it out tonight. Jay i completely agree 9 out of 36 being occupied their has to be mite to this picture.
