I found a 36 unit apartment complex in a class C neighborhood that is being sold with owner financing. So i thought opportunity right? So i contacted the number they sent me a package with all the numbers and what not. They asking price is 800k. The package i was sent said 10.8% after repair proforma cap rate. The crazy part to me is that only 9 units are occupied!!!! What would you do?

@Jessica G. Did you find the texas exam to be difficult?

Thank you aaron I personally have no experience in fire damage so my plan was to get it under contract and wholesale it. I am just unsure how hard it would be to unload it. Plus I wouldn't have the funds to do a flip or buy and hold on it. The only way i could even think of something like that is if i had a partnership lol.

Was driving around looking for properties and came a cross a house that had fire damage the roof is pretty much gone. Id like to approach the owner on this property but know nothing about dealing with fire damage. Any thoughts?

thanks @Brian Adams  I was running numbers while waiting on formation to start and I really thought I was doing something wrong.  But like they say the numbers do not lie. Being new to the area I am just going to have to pound the streets to look for deals.

Hi BP

Im new to the Killeen area i have have read a bunch of post if Killeen is a good place to invest and get started ect ect. My question is being new here im having a slow start trying to figure out good areas, up and coming areas, areas ect ect. Right now I feel like I have come across a potential deal in the 76541area. Can anyone give me there opinion on this location?
