rich dad is a good one right now I'm reading brandon turners book. No and low money down. Or something like that the title is way to long to remember. Any way it's a really good book and gives tons of usable advice even though it's kinda pitchy about getting on BP. But I'm sure I would do the same.

I agree with Matt you could also use rentometer but I'm not sure how accurate that is.

I'm sure you will just keep at it. I use to live in San Antonio on the nw side for over 10 years I loved it. But I hope you get your answers soon.

Well I have not ever been a landlord but you could call other landlords in your area explain your situation and see what they do or you go and pick up a few applications from other landlords read threw and get an idea of what they have in their contract and just tailor it to fit your needs. That's just what I would do in that situation.

I grew up in San Antonio and Graduated from Holmes. Wish I still lived in the area. But that market is really really good. Good luck and welcome to BP.
I am former military I use to live in Germany for about 5 years total every time I had to rent from a local national they ran into the same problem you are. So what they did was ask me for a deposit last month's rent and the phone number and email address to my chain of command. They would call make sure I was a good soldier that had no huge financial issues and if everything was okay I got the place. You can do the same thing. Getting a phone number to this persons chain of command is the key. If they are late on rent just call up this person's boss and you'll have the rent in no time. But also I would get a copy of orders and let them know that you require notice as soon as they get pcs (permanent change of station) orders. This way you can find a new tenant before they move out. Hope this helps. I was active army for 11 years so if need any more information just let me know.

Brandon has a really good video on YouTube about how he analyzed properties It's pretty in depth. Also the ultimate beginners guide is pretty good. You should check those two things and you will gain so much knowledge just from these two sources. Welcome to BP!
