@craig ballot these automated alerts you are talking about are they from Craigslist or another service?

I was in the same boat as you. But if you just make the calls or send the emails it will come a lot easier. I try to make at least 3 calls a day. I pretty much just say I'm interested in the property or I come out and say hello (whoever ) my name is Jason I'm a local wholeseller and then just keep talking a lot of the time they have no idea what a wholeseller is. But they can't say I didn't tell them I keep it 100 with I don't want to lie and cheat my way up. Good luck hoped this helped.

I got all my contract off bp they work great. But I would check with a attorney to make sure your not missing something.

You think so. I have contacted a bunch of people off Craigslist most ppl I have contacted are just trying to see what's out there it seems. But any maybe some investors just don't have the time to do or they have so much on the plate it slips threw the cracks.

What I did hear in Omaha was got onto Google maps looked my job up. (I work in a pretty nice part of town) then went driving for dollars. You just need to pick the area you want to work in and work that area daily. I drive for dollars before work during my lunch break and after work. Basically what I'm saying is choose the area that you feel has potential.

So I was on Craigslist and came across a 4 plex for 35000 what's a good way to figure out if this is even a good deal I have never done nor thought about investing into a multi before but I have been turned onto the buy and hold strategy I want this to cash flow so any advice would be helpful.

So I'm pretty new to real estate but I have done a some research on wholesaling and that's the rout I will take for now. Luckily I have a few investors that I know personally who are willing to help me out. One has went as far as to give me a lead on a house that he wants to buy from me if I can track down the owner. I did some Google searches found her name and phone number gave her a call with no response but left my contact info. Any way I have another lead right now but my main question is there any one in the nebraska area that has a wholesale agreement contract and purchase agreement contract? I have both from the BP files but I was wondering if a local person uses the same or a more tailored one?
