I have a question. How do you analyze a property that is abandoned that is 1 retail store down stairs and an apartment upstairs?

Hey Barry thank for the information it is super helpful. As of right now I put the church on the back burner the owner is not really motivated to sell so ill check back with that latter down the road. But that hasn't stopped me from seeking out other properties. I found a mixed use about one block from Creighton University that I would like to convert to student rentals. Kinda the same concept put in 3 rooms per floor for a total of 6 maybe 9 depending on the basement situation. If your friend would like to take a look at it just put him in contact with me the more help I could get to figure this out the better.

I have a question. How do you analyze mixed use? I have seen a vacant building downtown upstairs is a apartment and down stairs is a retail shop. Could you just convert the shop to an apartment also?

I have lived in a C class neighborhood pretty much my whole life even when I was in the Army in a brand spanking new house on post and non of them have had ss. Even in the higher end officers housing like post commanders didn't even have ss I would just save the money. But that's my Two cents if you really want to stand out buy a few outlets with USB ports built in renters will love that and buyers also jmo

So this week I came across a church in the middle of a pretty nice neighborhood that was for sale. I was excited to see this so I did some Research Called the city to see what it was zoned as it's zoned as r4 single family dwelling. So I was like that would be a pretty cool house tall ceilings nice hard floors and its a good size about 1800 sqft upstairs and down stairs. Then I thought could I some how make it into a duplex? I doubt that the city would let that fly. Then a friend of mine said maybe it could be converted to suites that you could rent out. My question is let's say I just make it a single family home how do you get comps on something like that? Any advice would be great. My ultimate goal is to start converting warehouses to apartments but I feel this could be a good start. Seeing how they want 145k for the place but I'm sure I can get them down it's been listed for a very long time or maybe I can get seller financing.

Got a call back from my letter campaign today. The guy pretty much cussed me out for about 5 minutes but gave me a lead on a house lol.

It's the same here in nebraska it think it's like 80hrs or something like that. But im trying to figure out if I actually have to sit in a classroom or can I do it online seeing how I have a full time job and 3 girls at home it would be a tad bit inconvenient for me to go to school. For right now at least anyway.
