@Catherine Morel you could go the fha 203k loan rout where you would get good rates just like dawn said then use the 203k loan to put repairs into the property.

@Jace Peters Welcome to bp!! I use to live in omaha just moved to texas. But omaha is a great place to invest right now. If you can find a good deal in dundee or close to downtown you'll be golden.

@Steven Coppola if your working on a budget one of my favorite things to do is find where all the inveators are buying property then go driving for dollars in that area. You could also do some research see where the path of progression is and start driving for dollars in that area.

Thanks for the advice. I skipped calling a broker and wasting there time and decided to call owner. After some googling i found his phone number. Called him up long story short he told me he didn't want to sell he wants to hold it becuase he has lots of money in it. He wants to fix it up and rent it out. BUTTTT he lives 2hrs away. He told me he's willing to meet over coffee and see if we can work together with this property. So if things go well ill purpose that i can be his boots on the ground.
