New Investor needing help

Hello everyone I'm a new Investor and I've been listening to bigger Pockets podcasts to get educated. I must say it is a bit confusing on where to begin. I thought about wholesaling but for some reason I keep getting drawn to buy and holds. I'm going to look at a property tomorrow for a possible rental property. I don't have any savings and yes I have a job but I also have debt like a car loan, personal loan, student loans , and credit card debt so if I wanted to purchase this property what are my options? I thought about owner financing but wouldn't a need a cash deposit?
