Hi Chris,

This is a brand new group, and still very small so I doubt anyone here on BP is familiar. I signed up about 4-weeks ago, but haven't had a chance to attend any of the meetings yet due to travel. Im actually attending the first "Hunter 101" class this evening, and I was part of the commercial shoot promoting this group thats due to air on HGTV. Cool stuff.

I think this is a great group to be in if you're brand new to REI. They train you on everything from finding deals, wholesaling, fix/flips, fix/holds, all the way to commercial & syndicate deals. The groups really small, so you get lots of attention. In addition, the teachers are all successful active investors who have been in our market for many years, so they know what works for Maricopa County. They tag along to meet with home owners, they let you use there money, and depending on how self sufficient you are will determine the JV percentage of the deal.

It was only 2k, and I see the value in having a support group, a being able to pick up the phone and call any of these successful investors who know our market. PM me if you have any questions.

You can try Vallejo, or even as far as Davis (UC Davis) or Sacramento? Entry into market is less expensive.

Forgive me if this has been asked before, I used the search button and couldn't find an answer.

Arizona MLS has a free tax record search feature, that allows you build a mailing list according to the criteria you specify. I wanted to know if this would be similar to a 3rd part site such as List Source? Or is List Source more robust?

Mailings like this work, sometimes. Let me suggest a little different approach that I've seen do better. First target that same list, but add one more criteria - out of area owners. Also, instead of "at least 5 years of ownership", target folks who bought in 2009 and 2010 - they've seen great appreciation, and are also likely feeling the downside of being a landlord and may be willing to "cash in" - always best when deals are win-win for them and you, and that particular group has the upside for that equation to work (unlike folks who bought in 2006).

Next, instead of mailing letters, drive by the properties, and take pictures. Ideally you find ones where the tenants are clearly not taking care of the place. Reach out to the owner, ideally over social media - InMail's on LinkedIn work great. Let them know you are a local investor / landlord and you just wanted to let them know their tenant isn't taking good care of their property. Let them know you are local, and ask if they need help. The key here is that you are GIVING in your initial contact. You have to give to get, and this is where most investors go wrong, they focus on what's in it for them, rather than on what the seller wants or needs.

 Where you direct mailing to Truckee? I used to snowboard at Sierra every weekend back when I was in high school, I would love a winter cabin. 

What areas in CA are you targeting?

On "subject-to", do you redirect the bank to deduct mortgage from your account, or can you drop money in her bank account and have her continue mortgage payments?

I would focus on multi-families so you can find ways to add value...increasing your NOI, and therefore realizing instantaneously equity gain.

Buy at the right price so you can cash flow. Never gamble on appreciation. With multi's, you can control NOI, and control your property value.

This morning I was thinking how I can increase my closing percentage....

What's everyone's opinion on bringing, say, 5k cash to meet with a home owner in attempts to further motivate them to get the property under contract right there?

Just simply ask them the question, "Would $5,000 in cash today, be of benefit to you while we wait to close on your house?"

Is this legal? Moral?
