"Im looking for Financing for my clients who have zero credit, and some with zero social security #. We work in a hispanic area, most who are illegal. However they have mattress money to put down on the house. They're currently getting financing for 75% of the house, 12 year loan @ 14.5%. If we could get financing for 85% of the house, with semi-attractive medium term rates, we have about 35 clients who are ready to buy, and will use you."

Hi Everyone,

I remember walking into a Agents office in Scottsdale a few months ago, and they had 3-4 people on the phone, burning through entire zip codes asking if the home owner was interested in selling. Every phone would dial two numbers at a time, and when someone answered they would ask probing sales questions. The Agent said he was getting ~20-30 homes under contract a month, and would either wholesale or fix/flip.

My question is, how would you get set up with such an operation? What types of programs or services would allow you to rapid dial specific zip codes?

Hi Everyone, 

I have a good friend who wants to invest into my fix/flip projects. He has 100-200k that's sitting in a bank account, that he wants to invest with. He would simply be handing it over, and we would use the cash for acquisition, rehab, and everything in between.  Im unsure how to structure an agreement that would be fair for both parties. 

I want ideas on the terms y'all are using for private money with close friends. 

I know I could make him an equity partner in all fix/flips, but that poses risk for him. I could give him an annualized return of say 12-16%, and pay interest quarterly, ect.

Theres still come good margins in fix/flips if you know where to look.

Hi Guys,

Seeing that ARMLS has discontinued IMAPP tax search, the replaced it with the inferior Monsoon, how is everyone pulling mailing lists? It was nice that IMAPP was free....are you guys outsourcing your tax searches to 3rd party now?
