We're seasoned pre-probate investors in Arizona. We're great at finding deceased owners, and working with the Heirs to name a Personal Rep, and ultimately buying their property. 

We want to apply the same strategy to deals in California. 

However, I'm getting conflicting information regarding the Probate process in CA, where all properties must go through the overbid process, and properties cannot sell for less than 90% of the appraised value. 

Is this correct? The goal would be to work with the errors, name one of them as the RP with full authority, and purchase the property without involving the courts. 

Any advice?

Maybe it's a good thing that I cannot find any real operators, or underwriting models for RV/Boat storage facilities. :)

Who here actually owns and operates these facilities? We were underwriting the feasibility of self storage, however RV/Boat storage seems more lucrative.

My Primary Questions

1. On average, what percentage of revenue are going towards operating expenses?

2. What are all the line items in the expenses line?

3. Average cost to build covered, and climate controlled units.

For those so gracious, I would be willing to pay $/Hr to jump on a zoom call to walk me through the underwriting process of evaluating these sites. Thanks again!!

      I'm not bitter -- But re-negotiators like Christian make it very difficult to scale a legitimate acquisition operations, and cause a lot of headaches. 

      Investors beware.

      I will be in Houston Tuesday - Wednesday checking in on our rehabs. I have 5 new homes that I need full renovation bids on. Can anyone recommend RELIABLE GC's and subcontractors that you've actually done business with, that can be recommended? Thanks!
