You would have to do your own marketing to be seeing those ROIs in my opinion. Are you confident you can provide your investors with a return, being this is your first fix/flip?

You should look into English/grammar classes.

I really want to give mass text messaging a shot. Think of the percentage of people who actually open direct mail vs. someone opening up a text message.
