I went to SLO for a short time until the economy crashed and couldn't afford the out-of-state tuition anymore, but man was it a great time and great school! One of my fraternity brothers from SLO has been flipping homes in the Bay Area and is giving me advise and other help getting started! Feel free to PM me for my direct contact info for meet ups! Look forward to connecting with you!

Duuuuuuude, i miss slo soooooo much. Its California's best kept secret, its a slice of heaven. I was sitting next to an i-banker out of NY, on a plane to SLO. He said he had a conference in Shell Beach, saw the area, and bought a house within the next month.

Ive been trying to break into the SLO market, just to have an excuse to visit, but it's damn near impossible to cash flow those houses. And NONE of those owners are in distress, or atleast theyre very hard to find lol.

Yea man Ill shoot you my info!

I generally have flipped in the past, but ended up with 3 rental properties pushing my numbers to try and compete. I have been direct mailing, but I think sellers on these lists are definitely being bombarded by a lot of investors out there as calls have been random at best and in areas I don't care to invest in. I have also been tempted to go out of state, but like others the horror stories generally outnumber the successes. Thus, everyone marketing to out of state owners right now. I have seen other investors that used to run 10 employee crews have to cut back to a two man operation as deals are extremely hard to find here and a lot of competition. It appears the glory day of old are over and we are back to trench warfare that weed out the weak and weary looking for the "get rich quick" end game. Investing now will actually take some hard work and a lot of stamina to grow wealth longer term.

I am also interested in a meet up here in the East Valley if one is put together as iron sharpens iron for the long haul and two or more heads are always better than just one.  Best of luck to all.

You just need to be more consistent with your marketing strategy, and creative! There's deals in every market, you just have to start digging.

I believe this is a brilliant idea in fact and plan on using this myself in the near future for a test ride.

I'm allocating a pretty large fund towards marking in the next month or so. However, testing the idea with 5 vans is probably a smarter idea.

Now, I'm unsure if I should use a local or 1-800 number with these mobile advertisement vans....I feel like it should feel a little more professional than a typical bandit sign approach.

Hey Guys,

I was thinking about lead generation tonight....has anyone ever made large magnetic signs for automobiles, and had them driven around town?

Theres no way I would want to do this to my own car, but I like the idea out outsourcing this via Craiglist, to 9-10 people, all with large white vans, and pay them roughly $100-$200 per month for this ad space.

What's your opinion?
