The envelope itself should be handwritten, but what about the message inside? That is what I was referring to.

Hello everybody,

How valuable do you think handwritten letters are as it pertains to direct mailings? For example, if I had the ability to contract out say $1 per handwritten letter do think that would be worth doing?

The reason I say this is because I feel that if I owned a business that offered this service it would have to be worth at least $0.50 - $1.00 per letter. With that being said if I am going to write the letters myself (1000 of them) it would take me a long time to do but would the time/money be worth it in your opinion? Think there would be a noticeable difference in response rates?

I have a brother-in-law who pretends he is buying property for himself and his family to live in. He swears that people would MUCH rather deal with a regular person rather than sell to an investor because he feels that they may think they are getting a worse deal than they could otherwise get SIMPLY because they are selling to an investor. Thoughts?

Hello everyone,

Was wondering if anybody knew if its possible to obtain tax delinquent lists from my city? Is this covered by the FOIA? My city does not post them online so if I call do they have to comply?

What I want to do is get a list and then market to them via direct mail.

 Yeah and that is the thing, I have not even tried to contact the owner. I am curious if these types of places (I have a list) are a reasonable start to go after and try to obtain.

These deals are extremely difficult to find, I've found already similar properties but for much more, like a brownstone for 800k+300k renovation and sells for 1.8m. I would like to know which area in Brooklyn is your friend buying for these prices?

 Well here is an example of a property that I would try and go after (nobody steal it!)

1187 Greene Avenue in Brooklyn

Why this one specifically? Well because it is a super desirable area for rehabs and the owner owes 65K in back taxes on it along with 12K in water bills. I have been keeping tabs on this place for a while and they keep owing more and more taxes and higher and higher water bills. This tells me that they would be interested in an offer on the property.

Now you buy it, put all high end renovations in, and you rent the top for 3500 and the bottom for 3500 and make a lot of money or flip it for HUGE profits. I posted another thread asking if this is the kind of thing I should be going after but I did not get a single response. It seemed to me like this is the way to go. I have pretty much no experience though, and would like some pointers or potential partners.

I own a merchant processing company so I think I could help you here.

You are well within Visa and Mastercard rules and regs for charging minimums and charging convenience fees if you choose. We even have credit card terminals that can automatically build in these fees at the time of sale.

Hello Everybody. NYC allows you look up properties that have unpaid water bills as well as unpaid taxes.

Is it worth trying to contact owners of these properties and offer to buy them? For example, when a property owes 60K in taxes and 12K in unpaid water bills, would this qualify as somebody you would target to try and buy the house from them? Seems they are in need of some financial assistance.  Just looking for some opportunities.

I am def interested in Atlanta as I have a few sales reps for my company there.

One of my sales reps actually works as a wholesaler as well though I never asked him what they had. Might be worth asking. I have no idea how to value projects since I am in NY and pretty new. Shoot me a PM
