Hey Guys,

I have seen people reference their "program" that they run their properties through that gives them some infomration.

Lets say I have a list of 5000 properties that I know owe at least 4 years worth of back taxes. Is there a program that I can plug these in to that would be able to tell me which of these have absentee owners? Would be incredibly helpful.

I have a list that I built myself and plan to do a direct mail campaign to everybody that owes at least $10,000 in taxes which in my area would usually mean they are behind by at least 4-5 years. I have a list of probably 5-10K people of which I plan to hand write letters (yes I know, its going to take a lot of effort on my part)

I will let everybody know what the results are as I start rolling them out. I am just curious if any of the Gurus think it is a good idea trying to connect with owners that are that behind on taxes. (List also lets me know how much they owe in utilities).

Any advice would be most appreciated.

Typical response rate to direct marketing is 1-3%.  That means to get 1 to 3 calls, you need to send out 1,000 cards.

Math fail. 1% of 1,000 would be 10 calls. Just busting your chops

Really need some help on this one.

Is it possible to have a contract that does not have an expiration date at all? Does it depend on what state you are in? IE is there a law against it?

Hello Everybody,

I found a property that I would like to make an offer on but it seems that they are already under contract.

The contract is public and is signed from March of 2014 (A Year and 9 months ago) yet the property still seems to be in the original owner name.

My questions are

Is it worth it to send a letter to this owner expressing interest in purchasing their property since the home did not close yet?

Should I assume that since it has been almost two years since contract that for some reason it fell through?

I found what I thought was going to be my first property. It was perfect in every way and I have been trying to get in touch with the owner. They had it listed for sale a few years ago and it never sold even though it was for a suspiciously good price.

I used ASRIS, Zillow, Trulia, Property Shark Etc... which some I pay for and some I dont. Then I found Redfin who claims the property is Pending under contract. Is it really that every website is junk and that Redfin is the most accurate or is it possible that the Pending is false? It even gives an MLSLI number that does not come up anywhere except Redfin. Just seems very odd to me.

Any ideas/advice? As always, it is greatly appreciated. Seems very bizarre to me.

Thank you for the advice Alex.

There are a few location in Brooklyn that are absolutely on fire. My brother in law is killing it with 300-400k profits on flips. We are not on speaking terms so I am doing my best to figure it out on my own (with the help of Bigger Pockets).

I am going to try and market with direct mailing to properties with X amount of Utility debt and see how that goes. I will probably post success or failure logs in future posts.
