Still didnt get an answer. Do you think yellowletters.com is a waste of money or are you saying that my message is the issue.

I agree. I am targeting Georgia FYI. Glen Cove is a bit to pricey for me just yet. I want to start and learn how to analyze markets in a cheaper environment before going after bigger opportunities (Specifically in Brooklyn, NY)

All advice is appreciated. Would you recommend going through with this campaign?

I could see how that could get very very annoying. I am in the North East but am not targeting in New York. I am up for doing whatever type of campaign that I need to.

I have read very recently posted discussions about yellow letters and how effective they are. I think it is pretty hard to figure that something like this COULD work for somebody when there is no way it would even work on you. That may be because you are actually in real estate and are NOT motivated to sell anything. I have a hard time imaging anything from another persons point of view for that reason exactly. 

I do feel that we cant produce motivation to sell something like a property, but being there when somebody is already motivated is a numbers game in my mind.

Yeah...... no


The "font" is my handwriting so thousands of people do not use it. Also, I have read COUNTLESS threads on this site where people praise yellowletters.com and get great results otherwise I would not even do it.

Anybody else have some input as to this?

Hey Guys,

So I am going to be starting my first even direct mail. I decided to take some big steps so I created my own yellow letter (was not easy) in order to save some cashola at least until the first deal hits my desk. I will then be using yellowletters.com if not just for the convenience but for everything I learned from Michael reading his posts for which I am very thankful.

 I am VERY pleased with how the yellow letter came out but I wanted to upload pics here anyway and see if anybody had any suggestions to make them even better.

I am sending out 2300 mailers the first month (600 a week) and am hoping to land 2 wholesale deals. I plan to then use the proceeds from those deals to start buying, rehabbing, and holding.  Here is all the criteria Copy and pasted from listsource

I will be updating everybody as to when the mailers go out and success rates. All in all the entire campaign after all is said and done will cost me about $2300

I just called Listsource to ask about how often they update their data and I was told that for real estate it will not be older than 6 months. That sounded good to me. However, I also asked what percentage should I expect to be bad data. I was told that it could be FORTY PERCENT. That sounds incredibly high to me.

Can somebody please give me an idea of how their experience went with using listsource for direct mail. Idea on bad data percentage? 40% seems like the list would be completely worthless.

I am generating a list of 3000 to start my first yellow letter campaign. Here is my current criteria

1) Zip Codes I want

2) Equity 50-100%

3) Value $0-$300,000

4) Absentee (In State and Out of State)

5) Residential SFR

I am a bit confused about filtering either for Length of Residence or Last sale date. What is the difference between them if anything?

Also, would anybody recommend any additional criteria? My strategy is wholesaling a few properties so that I can get more comfortable with the market and then Buy and Hold. I dont want to buy a list and realize I left something really important out criteria wise.

I am about to start a mail campaign to 3K people (my first ever)

I really hope I get the same type of response rates you are getting (3.96%). I would be an extremely happy man. Are you going to start sending some large volume mailers?
