@Remington Lyman I do not invest in the Columbus market currently however it comes up all the time in the same breath as Indianapolis.  A lot of the investors we work with look at multiple markets and it comes up a lot.

Welcome! This is a pretty popular area to invest and you definitely needs boots on the ground here so you make a well educated decision on where and what to buy. Most investors we work with do not target turnkey properties and opt for more distressed homes that will command a good/decent ARV and rent value. Good PM's here have a local network that can facilitate the entire process. Happy to be a resource.

We manage SFH homes here in Indy and by and large most of our properties don't have fenced in yards. It's a really nice selling point though and it's seen as an asset for a property to most. It really just depends on where the property is located as well and how big the lot is.

You may look to invest in SFH or multifamily in higher cash flow markets like Indianapolis (my market). Also, similar markets seem to be Memphis, Columbus, OH, etc...Properties values are lower here than where you live but are seeing good appreciation values and growth. We've had a lot of real estate investing here so it's a pretty popular market.

We also have a multi unit building in Homeplace. Each unit is 1.1 and rents for around $750-$800.  The condition and amenities play a role here.  I'd suggest having your Realtor or PM comp it out for you.  I'm also happy to help if I can learn more.

In the Indianapolis market it's really competitive right now and can be hard to find 1%. Like some others have mentioned there are other strategies and things about this market that investors like.  Happy to chat further, please DM me if your interested.

Indianapolis and the greater Indianapolis area is booming right now.  We have a lot of investing going on and we've seen a lot of economic growth.  There is a lot of potential in suburbs as Justin mentioned but there are certainly areas of downtown that are being gentrified as well.

A little late to the game here but that area has treated us pretty well. It’s older, established, is affordable, close to highway access and uni. Those numbers look pretty good in relation. This is a seasonal market so you may see longer vacancies this time of year.
