In the Indianapolis market it's really competitive right now and can be hard to find 1%. Like some others have mentioned there are other strategies and things about this market that investors like.  Happy to chat further, please DM me if your interested.

Indianapolis and the greater Indianapolis area is booming right now.  We have a lot of investing going on and we've seen a lot of economic growth.  There is a lot of potential in suburbs as Justin mentioned but there are certainly areas of downtown that are being gentrified as well. 

A little late to the game here but that area has treated us pretty well. It’s older, established, is affordable, close to highway access and uni. Those numbers look pretty good in relation. This is a seasonal market so you may see longer vacancies this time of year.

I'm in Indy and we have a lot of people investing here. I typically hear our name mentioned with Columbus, OH and Memphis, TN as well.  We've seen a lot of stable growth here and the prices are still affordable. 

We use Hubpsot and it's perfect for what we are trying to do. We utilize the pipelines, video, tasks, reminders, etc...

Columbus OH and Indianapolis, IN are very similar markets. Let me know if you want to chat about Indy, happy to help!
