Hello Corey, welcome to Bigger Pockets, the best part about BP is that you can virtually network with like minded people. Maybe you can meet an online accountability partner, some one you can report to and vice versa to make sure you are doing what you said you are going to do!

Yes, get her out ASAP. Tell her that you will get her a moving truck. I have also been known to help them move as well! It depends on the deal, is it a deal found on MLS or was it through another form. If there wasn't a realtor involved and if you were the main point of contact, by helping them get out speaks volumes. They will remember that. I had a situation like this about a year ago and I told them I will rent the Uhaul ($50) and even be there to help them move. It got them out that weekend, I also told them to leave what they don't want and I trashed the rest when we did our cleanout.

Welcome to BP! I am an agent and I still Wholesale. I know every jurisdiction is different so definitely research it! You may also utilize Trusts because they do have a level of anonymity. As long as you are up front and honest there shouldn't be any issues.

Now a days I am finding out that there are a lot of websites out there with the information. You should mail to the Executor. I agree that you should give them your condolences in the letter, no need to avoid the Elephant in the room!

Let us know how you make out!
