Here in the state of Massachusetts I utilize the power of Realty Trusts when doing lease Options / Subject To's. I would highly recommend that when you build your power team, talk to your Real Estate Attorney on the laws and find out if your state can utilize a Trust to take ownership of a property. You will be the Trustee with the seller being the beneficiary for the first $X that you agree on.

Good Ole Door Knocking and Mailing Campaigns. The best way to find deals is to get back to the basics and market for them. Find distressed situations and try to help them alleviate their problem. Whether it be a pre-foreclosure, Probate, Divorce or bankruptcy. I have a saying WWTD (What Would They Do). Put yourself in their shoes and think, if you were going through a divorce, what would you do? Most likely go see a divorce attorney. Start marketing to divorce attorneys to find deals.
